The model is simple.
The first unit is not.

Almost nobody fails at running an apartment. People fail three steps earlier, and nearly always in the same three places.

Owners ignore a generic message

"I can manage your property" is what every aspiring manager sends. An owner who gets three of those a month deletes all three. What they answer is a message that names their listing, their current rate, and the number they're leaving on the table this quarter.

You have no track record yet, and it shows

Their real question is never "what's your fee". It's "what happens if you're bad at this". Without an agreement that removes that risk on paper, the honest answer is that they lose money and you disappear. That's why your first contract has to be structured differently from your tenth.

Month one goes badly and the unit is gone

If your first month under management is worse than their last month without you, there's no reference, no referral, and no unit two. Pricing is where that gets decided, not hospitality.

Here's how you'll reach €10,000/month

Step 1: Study the HostPro system

One city, one unit type, one commission structure, and a one-page proposal with the owner's own numbers on it.

Most members get there in 2 to 6 weeks. The variable is outreach volume, not talent.

You take a listing that underperforms and make month one better than their last twelve. That's what buys you the reference and the referral.

Cleaning, pricing, guest comms and reporting run on systems, so unit five doesn't cost you five times unit one.

Step 6: Add units 2 through 20

Is this rental arbitrage?
No. In arbitrage you sign a lease, pay rent every month, and carry the loss when the calendar is empty. Here you sign a management agreement. The owner keeps the property and the rent risk, and you're paid a percentage of what the unit earns. Lower ceiling per unit, far lower downside, and it scales without capital.
Do I need to own property or have savings?
You need no property and no deposit. You do need a few thousand euro for company registration, tooling, insurance and the first months of running costs. Anyone telling you that number is zero is selling you something.
Is this legal in my country?
Managing short-stay property for a fee is legal across the EU, but registration, tourist tax handling and licensing differ by city, and some cities cap short-stay nights hard. We check your specific market on the call before you commit to anything. It's a real reason we tell some people not to proceed.
I have a full-time job. Does that work?
It's the most common starting point. Owner conversations fit in evenings and guest communication is largely automated. Plan for 8 to 10 hours a week to start. Turnovers are handled by a cleaning partner from unit one, not by you.
How long until the first unit?
Members who run the outreach consistently tend to sign the first unit within 2 to 6 weeks. Members who send twelve messages and stop don't sign one at all.
What does HostPro Academy cost?
It depends on the level of support you need, so we quote it on the call once we know your market and your starting point. It's a paid programme in the range of a serious professional investment, not a €97 course. If that isn't something you can do right now, don't book.
What if there's no short-stay demand where I live?
Then you either operate remotely in a market that has it, which members do, or this isn't for you. We look at real occupancy and rate data for your area on the call rather than guessing.
Is the call just a sales pitch?
It's a fit call, and yes, if you fit, there's an offer at the end. That's the deal, stated up front. The roadmap is yours either way, and roughly half of these calls end with us saying no or not yet.
